the return on investment (ROI) of each project first. That’s because
some home improvements can do more than just make your home look
attractive—they can also significantly boost your home’s value upon resale,
putting more money in your pocket. If you own your home and are
thinking about sprucing up its outward appearance, keep these tips for
maximizing its ROI in mind.

The way your home looks from the street is of utmost importance. The color of your front door, the condition of your walkways and driveway, and whether your garden is well maintained can greatly influence what potential buyers think of your home and have a huge impact on its overall value.
The National Association of REALTORS® regularly
looks at how curb appeal projects can raise a home’s potential resale value. In fact, one of its recent reports revealed that an overwhelming majority of their real estate agents recommend improving a home’s curb appeal before putting it on the market. It also found that among the projects with the highest ROI are maintaining your lawn, adding landscape lighting, and performing tree care. Landscaping alone can potentially add 14 to 20 percent more to your home’s price tag upon selling (according to the American Society of Landscape Architects). Of course, your home’s exterior is just as important as the ornamentation around it. A recent Cost Versus Value Report by Zonda Media revealed that exterior home improvements can significantly raise a home’s value and tend to command a higher ROI than interior ones. The report named these ten projects as producing the greatest ROI:

  1. Garage door replacement
  2. Manufactured stone veneer
  3. Entry door replacement (steel)
  4. Vinyl siding replacement
  5. Fiber cement siding replacement
  6. Vinyl window replacement
  7. Wood window replacement
  8. Roofing replacement (asphalt shingles)
  9. Grand fiberglass entrance
  10. Metal roof replacement
